Building envelope waterproofing in Dubai
Water can travel through a facade, window joint or roof junction before it appears inside. We assess the connected building envelope to identify which details need repair.

Overview
Building Envelope & Facade Waterproofing: scope, systems and delivery

The building envelope includes external walls, roofs, windows, doors and the junctions between them. Treating only the visible stain can leave the original entry route open. Halo Shield assesses those interfaces alongside drainage, movement and the condition of previous repairs.
For new construction, towers and building rehabilitation, we survey the affected elevations, identify compatible coatings and joint treatments, and set out access, surface preparation and reinstatement before work starts. Glazing replacement and structural repairs must be listed separately where required.
The right specification starts with the condition of your property and the work it needs.

Facade sealing and envelope waterproofing: what to check in your quote
The final scope follows inspection. Ask for preparation, materials, access, testing and reinstatement to be itemised so you can compare proposals fairly.
Define the work included
- Affected elevations, window perimeters, movement joints and roof junctions
- Surface preparation, compatible treatments and agreed verification
Items that may cost extra
- Scaffolding, rope access or other specialist access
- Glazing replacement, structural repairs and internal decoration
What to send for an accurate quotation
Elevations, interface details, leak photos, access limitations and previous facade repair records.
Comparing proposals
Check which elevations and junctions are included, and whether the quote addresses the entry route rather than only an internal stain.
Changes to price and programme
Concealed damage, additional areas, changed materials or access restrictions can change the work. Ask for the extra cost, revised completion date and any effect on testing or warranty to be recorded and agreed before additional work proceeds.
Testing, handover and warranty
Confirm the inspection or testing method, completion records, aftercare and written warranty for the selected system. Coverage, duration, exclusions and maintenance requirements should be stated for your specific project.

FAQ
Questions about building envelope & facade waterproofing
More answers on our FAQ page, or speak to an engineer directly.
Can a wall or window leak look like a roof leak?
Yes. Water can travel through cavities and along slabs before becoming visible. Inspection helps distinguish roof, facade and window-interface defects before selecting the repair.
Does facade sealing include replacing windows?
Only if replacement is expressly included. Perimeter sealing, glazing replacement, frame repairs and internal decoration are different items and should be separated in the quotation.
Can you assess a building before renovation?
Yes. Share elevations, available drawings, leak photographs and the refurbishment programme so the envelope work can be coordinated with the main contractor.
