Thermal insulation & heat-reflective coatings in Dubai
In Dubai, the roof is the biggest heater in the building. We turn it into a shield — reflecting the sun, insulating the slab and cutting the cooling load in the rooms below.

Overview
Thermal Insulation & Heat-Reflective Coatings: scope, systems and delivery

A dark or uninsulated roof can exceed 70°C in summer, radiating heat into the top floor long after sunset and forcing AC systems to run harder. Heat also accelerates the ageing of every membrane and sealant on the roof.
We combine spray-applied polyurethane foam insulation — seamless, fully adhered and free of the joints that let board insulation trap water — with a heat-reflective topcoat that reflects up to 85% of solar heat. The system can be integrated with LuxGuard™ waterproofing so one application protects against both water and heat.
The right specification starts with the condition of your property and the work it needs.
Warning signs
When to call us about thermal insulation & heat-reflective coatings
Share the signs you have noticed and when they occur. An assessment helps define the investigation and work required.
- 01Top-floor rooms that stay hot in the evening
- 02High cooling bills relative to building size
- 03Roof surfaces too hot to touch by mid-morning
- 04Condensation on ceilings beneath AC ducts
- 05Membranes ageing, chalking or cracking early
Applications
Where we apply it
Residential, commercial and industrial — every system is detailed for the structure it protects.
- 01
Villa roofs
Cooler upper floors and lower bills.
- 02
Warehouses & factories
Metal roof insulation and reflective coatings.
- 03
Commercial buildings
Reduced peak cooling demand across large roofs.

How it's delivered
- 01Structural & envelope inspectionDM-approved engineers map movement, joints, gaps and past workmanship across your entire envelope — roof to basement.
- 02Root-cause diagnosisThermal imaging, moisture mapping and endoscopy tell us why water gets in — not just where the stain appears.
- 03Engineered protection designA bespoke specification built on LuxGuard™ 360°, detailed for your structure's movement, exposure and use.
- 04Permanent protection, deliveredQuality-controlled installation by our own crews, signed off and backed by up to 25 years of protection assurance.

Roof insulation and heat-reflective coating: what to check in your quote
The final scope follows inspection. Ask for preparation, materials, access, testing and reinstatement to be itemised so you can compare proposals fairly.
Define the work included
- Roof condition, insulation requirements and specified coating layers
- Junction detailing, thickness and protection appropriate to the roof
Items that may cost extra
- Removing wet insulation or damaged coverings
- Equipment relocation, roof repairs and drainage corrections
What to send for an accurate quotation
Roof area, roof build-up, insulation details if known, current heat concerns and access.
Comparing proposals
Check insulation thickness and thermal performance separately from the reflective finish. Agree the evidence needed for any energy-saving target.
Changes to price and programme
Concealed damage, additional areas, changed materials or access restrictions can change the work. Ask for the extra cost, revised completion date and any effect on testing or warranty to be recorded and agreed before additional work proceeds.
Testing, handover and warranty
Confirm the inspection or testing method, completion records, aftercare and written warranty for the selected system. Coverage, duration, exclusions and maintenance requirements should be stated for your specific project.

FAQ
Questions about thermal insulation & heat-reflective coatings
More answers on our FAQ page, or speak to an engineer directly.
How much can a cool roof reduce cooling costs?
It depends on the building, insulation and AC system, but reflective coatings can reduce roof surface temperatures by up to 25°C, which directly reduces the heat load on the floors below. We'll model the effect for your roof during the assessment.
Does a reflective coating stay white in Dubai dust?
Our topcoats are designed to resist dirt pick-up and are largely self-cleaning in rain; an occasional wash restores full reflectance.
Can you insulate a metal warehouse roof?
Yes. Spray foam bonds directly to metal decks, seals laps and fixings, and is then protected with a reflective, waterproof topcoat.
