Terrace & balcony waterproofing in Dubai
Terraces are roofs people walk on, dine on and plant gardens on. We give them a membrane that takes the traffic, the planters and the sun — and keeps the room below dry.
- Root-resistant detailing
- Up to 25 years
Overview
Terrace & Balcony Waterproofing: scope, systems and delivery

Balconies and terraces fail at the details: door thresholds set too low, drains without a proper collar, tiles laid over a membrane with no protection, planters sitting directly on the slab. In apartment towers, a single failed balcony becomes the downstairs neighbour's ceiling problem.
We strip back to the substrate where needed, correct falls and drainage, and install a trafficable, UV-stable membrane that's turned up behind thresholds, sealed around balustrade posts and lapped into every outlet. Finishes can be reinstated tiles, a decorative coating or a hard-wearing walkable topcoat.
The right specification starts with the condition of your property and the work it needs.

Balcony and terrace leak repair: what to check in your quote
The final scope follows inspection. Ask for preparation, materials, access, testing and reinstatement to be itemised so you can compare proposals fairly.
Define the work included
- Door thresholds, outlets, upstands, joints and surface falls
- An exposed or under-finish waterproofing system agreed for the space
Items that may cost extra
- Lifting and replacing tiles or decking
- Drainage alterations, balustrade details and threshold adjustments
What to send for an accurate quotation
Area, photographs, existing floor finish, door-threshold details and access to the room below.
Comparing proposals
Ask whether tiles will be lifted and whether drainage and door thresholds are included. Regrouting alone may leave a failed membrane untreated.
Changes to price and programme
Concealed damage, additional areas, changed materials or access restrictions can change the work. Ask for the extra cost, revised completion date and any effect on testing or warranty to be recorded and agreed before additional work proceeds.
Testing, handover and warranty
Confirm the inspection or testing method, completion records, aftercare and written warranty for the selected system. Coverage, duration, exclusions and maintenance requirements should be stated for your specific project.

FAQ
Questions about terrace & balcony waterproofing
More answers on our FAQ page, or speak to an engineer directly.
Do you need to remove the tiles?
If water is already travelling under the tiles, yes — the membrane has to go beneath the finish. For sound substrates we can apply a clear or coloured walkable system directly over prepared tiles.
Can you waterproof a balcony in an occupied apartment?
Yes. Balcony works are contained to the balcony itself, use low-odour fast-cure systems and are usually complete within a few days.
What about planters on my terrace?
Planters need a root-resistant membrane and a drainage layer. We detail them so irrigation water drains away rather than sitting against your walls.
