Fire protection coatings in Dubai
When a fire starts, structural steel has minutes before it loses strength. Intumescent and fire-retardant coatings buy that time — if they're specified to the right rating and applied to the right thickness.

Overview
Fire Protection Coatings: scope, systems and delivery

Passive fire protection is invisible until the day it matters. Intumescent coatings expand into an insulating char when heated, slowing the temperature rise in steel so the structure stays standing long enough for safe evacuation and firefighting.
We work from the project's required fire-resistance period and steel sections to specify the right product and dry-film thickness, prepare and prime the steel, apply in controlled coats and record thickness readings so the installation can be inspected and approved. Fire-retardant coatings are also available for timber and other combustible elements.
The right specification starts with the condition of your property and the work it needs.

When to call us about fire protection coatings
Share the signs you have noticed and when they occur. An assessment helps define the investigation and work required.
- 01New steel structures needing a fire-resistance rating
- 02Fit-outs or change-of-use requiring upgraded protection
- 03Damaged or incomplete existing intumescent coatings
- 04Exposed timber or combustible finishes in public areas
- 05Inspection findings on passive fire protection

- 04Permanent protection, deliveredQuality-controlled installation by our own crews, signed off and backed by up to 25 years of protection assurance.
Before you appoint a contractor
Passive fire protection coating contractor: what to check in your quote
The final scope follows inspection. Ask for preparation, materials, access, testing and reinstatement to be itemised so you can compare proposals fairly.
Define the work included
- Elements to be coated, required fire-resistance performance and product selection
- Preparation, application and agreed inspection records
Items that may cost extra
- Removing existing coatings and access equipment
- Third-party testing, authority submissions and unrelated alarm or sprinkler work
What to send for an accurate quotation
Drawings, steel or substrate details, required performance, approved specification where available and access.
Comparing proposals
Compare the exact tested system, substrate and required performance. Passive coatings are a separate scope from alarms, sprinklers and active fire systems.
Changes to price and programme
Concealed damage, additional areas, changed materials or access restrictions can change the work. Ask for the extra cost, revised completion date and any effect on testing or warranty to be recorded and agreed before additional work proceeds.
Testing, handover and warranty
Confirm the inspection or testing method, completion records, aftercare and written warranty for the selected system. Coverage, duration, exclusions and maintenance requirements should be stated for your specific project.

FAQ
Questions about fire protection coatings
More answers on our FAQ page, or speak to an engineer directly.
How thick does an intumescent coating need to be?
It depends on the steel section, the fire-resistance period required and the specific product. We calculate the dry-film thickness per member and record it during application.
Can intumescent paint be applied to existing steel?
Yes, after surface preparation and a compatible primer. Existing coatings are assessed for compatibility first.
Do you provide documentation for approvals?
Yes — product data, thickness records and a handover pack so the installation can be inspected.
