Overview
Indoor Air Quality: scope, systems and delivery

Indoor air quality covers more than visible mould: humidity, ventilation, air-conditioning hygiene and indoor contaminant sources can all need attention. We discuss the building's use, affected rooms and recent leaks or refurbishment before proposing the assessment.
The proposal should identify any air sampling, laboratory analysis, HVAC cleaning, surface treatment and follow-up checks included. A thermal image or moisture reading alone is not a laboratory air-quality test. Any specialist testing, parameters and reporting arrangements are agreed for the project rather than assumed to be part of every visit.
The right specification starts with the condition of your property and the work it needs.

Before you appoint a contractor
Indoor air quality assessment and testing scope: what to check in your quote
The final scope follows inspection. Ask for preparation, materials, access, testing and reinstatement to be itemised so you can compare proposals fairly.
Define the work included
- Reported concerns, affected rooms, moisture and ventilation review
- Any sampling, laboratory analysis or treatment expressly listed in the proposal
Items that may cost extra
- Specialist laboratory tests and repeat sampling
- Duct cleaning, equipment changes and building repairs
What to send for an accurate quotation
Building use, affected rooms, AC system, maintenance history and recent leaks or refurbishment.
Comparing proposals
Request the exact testing parameters, sampling locations, report and follow-up scope. Do not assume all pollutants are tested in one visit.
Changes to price and programme
Concealed damage, additional areas, changed materials or access restrictions can change the work. Ask for the extra cost, revised completion date and any effect on testing or warranty to be recorded and agreed before additional work proceeds.
Testing, handover and warranty
Confirm the inspection or testing method, completion records, aftercare and written warranty for the selected system. Coverage, duration, exclusions and maintenance requirements should be stated for your specific project.

FAQ
Questions about indoor air quality
More answers on our FAQ page, or speak to an engineer directly.
Does an inspection include indoor air quality testing?
Not automatically. Ask for the sampling locations, parameters, laboratory arrangements and written report to be stated in the quotation if testing is required.
Is mould removal the same as improving air quality?
Mould remediation addresses a contamination and moisture problem. Indoor air quality can also involve ventilation, humidity and other sources. The assessment determines which services are relevant.
Is HVAC duct cleaning included?
Only when specified. Share the AC system type, number of units, access details and maintenance history so cleaning or treatment can be priced as an identified scope.
